Pradhan Mantri Awas Yojana Urban 2.0 (PMAY-U 2.0) was approved by Union Cabinet in September 2024 and runs for five years from 1 September 2024. The scheme targets 1 crore additional urban poor and middle-class families, with central support of up to ₹2.5 lakh per house to build, buy or rent a home. Ministry of Housing and Urban Affairs (MoHUA) runs the scheme with states and union territories.

PMAY Urban 2.0 Online Application Form 2026

To apply online, go to the official PMAY MIS website, pmaymis.gov.in PMAY-U 2.0 page, or open the official scheme portal at pmay-urban.gov.in and click the Apply for PMAY-U 2.0 link. If you don't want to apply online, you can also apply offline through Common Service Centers (CSCs) or specified banks under the scheme.

PMAY - Urban covers urban local bodies and urban development authorities across the country. The scheme has four verticals: Beneficiary Led Construction (BLC), Affordable Housing in Partnership (AHP), Affordable Rental Housing (ARH) and Interest Subsidy Scheme (ISS). Each vertical gives eligible families a different way to get a house.

The old Credit Linked Subsidy component under PMAY-U was discontinued for new applications in 2022. Under PMAY-U 2.0, the interest subsidy vertical is now called Interest Subsidy Scheme (ISS), and it gives subsidy on home loans sanctioned and disbursed on or after 1 September 2024.

STEP 1 - Open the official PMAY-U 2.0 page on pmaymis.gov.in and click the Apply for PMAY-U 2.0 link on the home page, or directly go to the Citizen Assessment module.

STEP 2 - On the scheme page, click the Apply for PMAY-U 2.0 link again to open the eligibility check instructions page. This step opens the page shown below.

STEP 3 - Check the complete list of documents required for the online application. Collect the documents and click Proceed.

STEP 4 - On the next page, enter your income and choose from the options. After that click Eligibility Check for submitting your PMAY 2026 online application.

STEP 5 - Your Aadhaar number and name will be requested on the following page. When finished, click Check to confirm your Aadhaar information. A detailed PMAY application form will appear on the next page, fill it completely and carefully complete each column.

STEP 6 - Enter the captcha after completing all of the fields for PMAY, then click the Save button. Your online PMAY application is finished. Note down the application number or assessment ID shown on the screen for future tracking.

To complete the PMAY Online Form, you will need the following documents:

• Applicant's Aadhaar details (Aadhaar number, name as per Aadhaar, date of birth).
• Aadhaar details of family members (Aadhaar number, name as per Aadhaar, date of birth).
• Active bank account details of the applicant (account number, bank name, branch, IFSC code) linked with Aadhaar.
• Income proof (only PDF file, size up to 100kb).
• Land document in case of BLC vertical (only PDF file, size up to 1mb).

Eligibility for Pradhan Mantri Awas Yojana Online Registration 2026

To apply for PMAY Online Registration, you must meet the following conditions:

• You must be at least 18 years old.
• You should not own a pucca house anywhere in India in your name or in the name of any family member.
• You should not have received government housing support before to purchase a house.
• Your annual income should fall in EWS (up to ₹3 lakh), LIG (up to ₹6 lakh) or MIG (up to ₹9 lakh) category.

Note: The income categories decide the type of support a family can get under the scheme.

PMAY Urban 2.0 Benefit Amount and Verticals

PMAY Urban 2.0 gives central support of up to ₹2.5 lakh per house to eligible families. A minimum carpet area of 30 square meters is required, and states can increase it up to 45 square meters.

Under Beneficiary Led Construction (BLC), eligible EWS families get support of up to ₹2.5 lakh to build a house on their own land. Under Affordable Housing in Partnership (AHP), support is given for EWS houses in projects where at least 35% of the houses are for EWS families. Affordable Rental Housing (ARH) provides rental housing to urban migrants and poor families near their workplaces. Interest Subsidy Scheme (ISS) gives interest subsidy on home loans taken on or after 1 September 2024.

Pradhan Mantri Awas Yojana Offline Application

If you prefer to fill out the Pradhan Mantri Awas Yojana registration form offline, you can visit a nearby Common Service Center (CSC) or a partner bank working with the government for the PMAY program. To submit the form offline, you will need to pay a small fee of Rs 25.

For offline registration, carry copies of ID proof, address proof, Aadhaar card and income proof, property valuation certificate, NOC from the relevant authority, and an affidavit stating that you or your family do not own any house in India.

The old PMAY-U mission period was extended several times, up to 31 December 2025 for completing houses, and states got more time till September 2026 to finish pending construction and release funds. PMAY Urban 2.0 itself runs for five years from 1 September 2024, so applications for the new phase are open right now. No new last date has been announced for PMAY-U 2.0 applications.

Who is Not Qualified to Purchase Property Under PMAY?
