Launch Date and Registration Status of Saumitra Vihar Housing Scheme

Saumitra Vihar was earlier planned to launch in the first week of November 2025. The launch did not happen because formalities took longer than expected. As per the latest update, UP Awas Vikas Parishad applied for RERA registration of the scheme on August 11, 2026, and the registration process is under way.

Public registration will open only after RERA approval is complete. Reports in August 2026 said the scheme could be launched in the same month, but no official date has been confirmed yet. Once the notification is out, applications will be accepted online on the official UP Awas Vikas Parishad website upavp.in. Applicants should wait for the official notice and not treat dates from old news reports as final.

Location and Project Area

The project site is located near New Jail Road in the Gosainganj-Mohanlalganj belt of Lucknow, along the Sultanpur Road corridor. The entire township is spread over around 560 acres and will be developed in phases. It will include residential plots, commercial plots, parks, green belts, water bodies and supporting civic infrastructure.

Villages that contributed land for this project include Chand Sarai, Kasimpur Biruha, Hubuapur, Moazzam Nagar, Sathwara, Sidhpura, Bhatwara, Pahadnagar Tikaria, Kabirpur, Maghua, and Beli. The location offers connectivity with Lucknow Airport, Rae Bareli Road, Sultanpur Road and the upcoming metro routes.

Plots Available in First Phase

The overall township is planned to have more than 5,000 plots. The first phase will offer around 2,092 residential plots in different sizes, along with around 169 commercial plots. Here is the expected distribution based on the latest reports:

  • Residential plots: Around 2,092 plots, with 300 sq. m. (161 plots), 200 sq. m. (579 plots), 122.23 sq. m. (445 plots), 75 sq. m. (598 plots), 60.29 sq. m. (229 plots) and 40.74 sq. m. (80 plots).
  • Commercial plots: Around 169 plots, with 1,375 sq. m. (5 plots), 200 sq. m. (57 plots) and 100 sq. m. (107 plots).

The final inventory can change when UP Awas Vikas Parishad releases the official brochure and notification. Buyers should match the plot details against the official notice before applying.

Plot Prices in Saumitra Vihar

The final price has not been officially confirmed by UP Awas Vikas Parishad. As per recent reports, the expected land rate is around ₹25,000 to ₹26,000 per sq. m. Earlier estimates had put the range between ₹2,200 and ₹2,700 per sq. ft. A 100 sq. m. plot at around ₹25,000 per sq. m. would have a basic land value of about ₹25 lakh, before development charges and other costs.

Since pricing has changed across different reports, the final rate, development charges and other applicable costs should be taken only from the official UPAVP brochure.

Eligibility for Saumitra Vihar Plots

The eligibility details given in reports so far state that the applicant must be a resident of Uttar Pradesh, and the age should generally be between 18 and 55 years. These conditions are indicative. UP Awas Vikas Parishad may add more conditions related to income category, property ownership, domicile and application fee in the final brochure.

Land Pooling Model and Benefits for Farmers

Saumitra Vihar is the first major UPAVP township being developed under the land pooling model. Under this system, farmers voluntarily give their land for township development, and in return they get a share of the developed plots. For Saumitra Vihar, farmers are receiving developed plots equal to around 25% of their contributed land area.

Earlier, under government acquisition, farmers were paid around ₹34 to 40 lakh per bigha. With land pooling, they are getting developed plots worth around ₹1.5 to 1.75 crore per bigha, which gives them 4 to 5 times more value. UP Awas Vikas Parishad has already completed allotment and numbering draws for plots belonging to consenting farmers, including a draw held on July 17, 2026.

Modern Township with Eight Sectors

Saumitra Vihar will be divided into eight planned sectors including Sankalp, Sanket, Samved, Sanchit, Sambhav, Sabodh, Sambit, and Sadeep. Each sector will have landscaped parks, green corridors, water bodies and eco-friendly features. The layout will have wide roads with widths ranging from 9 metres, 12 metres, 18 metres and up to 24 metres.

The township will include residential, commercial and educational areas, along with parks, lakes, wide roads and a convention center. Special residential areas are planned for EWS and LIG buyers, making it one of the most complete housing colonies planned in Lucknow.
