Uttar Pradesh government's online property registration facility at the official igrsup.gov.in portal of the Stamp and Registration Department is accepting applications. Chief Minister Yogi Adityanath launched this service to help citizens get their property registered in a simpler way. With this facility, the need for any third party for property registration is removed, which brings clarity and helps cut down corruption. Candidates can do online property registration through the official website igrsup.gov.in.

This online registration service saves time and also reduces the need for photocopies of many documents. The state government has also extended this service to farmers across the state so they can register their agricultural land and properties online.

UP Online Property Registration 2026 - Lekhpatra Panjikaran Apply

All buyers have to do online registration before the registry of property. The method for e-registry is set to Hindi. The steps to apply online are given below.

STEP 1 - First visit the official website of the Stamp and Registration Department of Uttar Pradesh at igrsup.gov.in.

STEP 2 - Then on the homepage, click on the "आवेदन करें" option under the "सम्पत्ति पंजीकरण" section, or directly open the link https://igrsup.gov.in/igrsupPropertyRegistration/.

STEP 3 - Then applicants can click on the "नवीन आवेदन" link. After this, the Lekhpatra Panjikaran or UP Online Property Registration page will appear as shown below.

STEP 4 - Fill in all the details such as जनपद, तहसील, उपनिबंधक, मोबाइल संख्या, पासवर्ड, कॅप्टचा and then click on the "प्रवेश करें" button. All the details must be filled in correctly to get the application number.

STEP 5 - After getting the apply online number, click on the "प्रयोक्ता लॉगिन" tab to open the UP Online Property Registration User Login window as shown here.

STEP 6 - After login, the Property Registration dashboard will open where applicants can enter complete details about the property.

STEP 7 - After completing the online application process with payment, candidates get an appointment date as the date of registry. All the details are sent through SMS on the registered mobile number. Candidates need to be present at the sub-registrar office on the appointment date.

Finally, the buyer receives a unique code to purchase the online stamp, which must be submitted at the concerned sub-registrar office to get the property registered.

To find out rural property details, people have to enter their district, tehsil or SRO office, village or mohalla, khasra number, house number or plot number, and click on the Submit button.

Implementation of UP Online Property Registration Facility

National Informatics Centre has designed this e-service, which the Uttar Pradesh government is rolling out across the state.

• Initial Phase - In the first phase, the state government started this service in 5 cities of UP, which are Lucknow, Bareilly, Moradabad, Kasganj and Barabanki.
• Extension - The state government is extending this service to other cities as well. For this, the UP government is taking several steps as given below.
  • Revenue Department, UP is training officials to help them understand the online property registration process and handle queries related to e-registration.
  • The state government has also started pilot projects in 11 districts.

The concerned registrar office fixes a date for the registration of documents. Candidates also get another date to complete the sale process.

New Property Registration Rules from April 2026

From 1 April 2026, several new rules for property registration came into force in Uttar Pradesh. The state government has made the registration process safer and more clear. Circle rates have gone up across the state, and stamp duty is now charged on the higher rates. For premium plots such as corner and park facing properties, circle rates can rise by 10 to 25 percent.

PAN card is now required for both the buyer and the seller, and the earlier option of submitting Form 60 is no longer valid. Aadhaar biometric verification is now required for the buyer, seller and witness during registration. The sub-registrar also has the power to cancel a registration if the documents are incomplete. Appointment rules are stricter, with a one hour time limit for the process.

Women get a relief of 1 percent stamp duty on property value up to 10 lakh rupees. Family property transfers are cheaper, with a stamp duty of only 5,000 rupees. For rent agreements, the stamp duty and registration fee have been reduced by up to 90 percent, which makes legal rent agreements easier and cheaper for both tenants and owners.
