Delhi Development Authority (DDA) has announced the launch of Jan Sadharan Awas Yojana Phase 2 starting November 11, 2025. This new phase of DDA scheme is another big opportunity for middle and lower-income families in Delhi to own affordable homes. In this phase, DDA is offering 1,537 flats under the Economically Weaker Section (EWS) and Low-Income Group (LIG) categories.

Online Registration Process for DDA Jan Sadharan Awas Yojana Phase 2

The registration for Phase 2 starts at 12 PM on November 11. Interested applicants can apply online through DDA’s official Awaas Portal at https://eservices.dda.org.in

To complete the process, follow these steps:

STEP 1: Visit the official website of DDA Awaas Portal.

STEP 2: Register yourself by filling in your details. Those who registered during Phase 1 don’t need to register again.

STEP 3: Pay a one-time registration fee of ₹2,500 to confirm your application.

STEP 4: Once registered, applicants can choose and book their desired flats on a first-come, first-served basis.

STEP 5: To confirm booking, pay ₹1 lakh for LIG flats or ₹50,000 for EWS flats.

Locations and Pricing of Flats

In this phase, DDA has chosen some of the city’s fastest-developing residential hubs for the scheme. The flats are spread across Shivaji Marg (Moti Nagar), Ramgarh Colony (near Jahangirpuri Metro Station), Rohini Sectors 34 and 35, and Narela (Sector G6-G7, Pocket 11), located near the proposed Rithala–Narela-Kundli metro corridor.

Available flats details:

  • 1,120 EWS flats in Narela priced around ₹11.9 lakh, with a 15% discount.
  • 308 LIG flats in Rohini Sectors 34 and 35, priced around ₹14.2 lakh.
  • 73 LIG flats in Ramgarh Colony, available at up to ₹14.5 lakh, also with a 15% discount.
  • 36 EWS flats in Shivaji Marg (Moti Nagar), priced between ₹25.2 lakh and ₹32.7 lakh, depending on size and location.

According to DDA officials, Phase 2 has been launched early due to the overwhelming success of the first phase. During the Phase 1 launch on September 11, 1,167 flats were booked within hours. Eligibility for DDA Jan Sadharan Awas Yojana Phase 2

Before applying, make sure you meet the basic eligibility conditions given below. These rules are the same for both EWS (Economically Weaker Section) and LIG (Low-Income Group) categories.

  • The applicant must be a citizen of India.
  • The applicant must be at least 18 years old as of the last date of application and should be legally able to sign a contract.
  • There is no restriction on owning land or property in Delhi. Anyone can apply even if they already own property.
  • For EWS flats, the total family income should not be more than ₹10 lakh per year.
    Here, “family income” includes the earnings of the applicant and spouse (if married).
  • The applicant must have a personal savings bank account in his or her own name. Bank details should be correctly filled in the application form.
  • The applicant must have a PAN card (Permanent Account Number) and must mention it in the application form.
  • In case of a joint application under the Persons with Disabilities (Divyangjan) category, the main applicant must belong to the Divyangjan category. The joint or co-applicant must be from the same family, like parents, spouse, blood relatives, or dependent unmarried children.
  • It is better to add the co-allottee’s name while applying, instead of doing it later. This helps in faster processing of your application.
