Chandigarh Housing Board (CHB) has been under pressure for its high property rates, and now there is good news for homebuyers. UT Administrator Gulab Chand Kataria has asked CHB to reduce the prices of flats in the upcoming Sector 53 housing scheme, making it more affordable for middle-class families. This scheme is likely to be launch around Diwali, and the revision in prices is expected to bring relief to many who had earlier found them out of reach.
Currently, the tentative prices are quite high. A three-bedroom flat is priced at around ₹2.30 crore, a two-bedroom flat at ₹1.97 crore, and an EWS (Economically Weaker Section) flat at ₹74 lakh. With the new directions, these rates may come down, making the scheme friendlier for buyers looking for homes in Chandigarh.
Kataria also asked officials to increase the total number of flats in this scheme, so that more families get a chance to buy. Along with this, he suggested reserving more flats for UT employees in the upcoming Sector 54 housing scheme and even exploring the option of offering plots instead of flats in some areas of the IT Park project.
The Sector 53 project has been delayed for many years but is now getting back on track. It will have around 492 flats spread over 8.98 acres, with buildings up to five floors. This will be CHB’s first housing scheme since 2016, when its Sector 51 project was launched.

Upcoming Sector 54 Project
Along with Sector 53, CHB is preparing a big housing scheme in Sector 54, which is planned on 32 acres of land reclaimed from the illegal furniture market and Adarsh Colony. This project will have around 1,000 flats in stilt+5 and ground+5 buildings. The layout plan is ready and will be submitted to the urban planning department soon.
