Updated: By: No Comments - Leave a Comment

Chandigarh Housing Board (CHB) is all set to launch the Sector 53 Housing Scheme in the second week of September 2025. This much awaited housing scheme is coming after almost 10 years, as the last successful CHB housing scheme was launched in 2016 at Sector 51.

The new CHB Sector 53 Housing Scheme will offer a total of 492 flats on 8.98 acres of land with buildings up to five storeys high. But this time, the prices are much higher because of the revised collector rates from April 2025. In sector 53, collector rate for housing board flats is Rs. 9,300 /- per sq ft for ground floor, Rs. 7,490/- per sq ft for 1st floor, Rs. 6,810/- per sq ft for second floor and Rs 5,800/- per
sq ft for 3rd floor onwards.

CHB Sector 53 Housing Scheme 2025 – Introduction

Earlier in 2025, a demand survey was carried out by Chandigarh Housing Board where 7,468 people applied for only 372 flats across categories. This shows that there is heavy demand for CHB housing, despite higher costs. Applicants from that survey will also need to reapply once the scheme officially starts.

Launch Date

The exact launch date of CHB sector 53 housing scheme has not been finalized yet, however, the scheme is expected to be launched in the second week of September.

Past Delays and Revival of the Scheme

Sector 53 scheme has seen many ups and downs. In 2018, CHB had planned the scheme but high prices led to poor response. Again in 2023, it was revived with lower rates but later stopped. Finally, after clearance in late 2024, the scheme is now ready for launch with updated prices and approvals.

Why Sector 53 Housing Scheme is Important

For people living in Chandigarh, Mohali, and Panchkula, CHB flats are considered a safer option compared to private builders because the process is more transparent and the land is government-approved. This new scheme is providing a fresh chance to buy a home, although the high costs may keep it out of reach for many.
