Assam government has extended Apun Ghar Interest Subvention Scheme till 31 July 2026 with the home loan ceiling raised from ₹15 lakh to ₹30 lakh for permanent state government employees. This gives eligible employees more room to buy or build their own house under the state's main housing support scheme run through State Bank of India.

Under this scheme, eligible employees get 1% interest subvention from the Assam government, bringing the effective SBI home loan rate down to 5% for women and 5.05% for men. Loans up to ₹10 lakh need no property mortgage, and the reduced rate stays valid for 240 EMIs, i.e., 20 years.

Apun Ghar Interest Subvention Scheme 2026 Overview

Apun Ghar was launched by the Assam government after the 2016-17 budget announcement to help permanent state government employees own a house. State signed an MoU with SBI, which is the only bank that gives loans under this scheme. You can use the loan to buy a new house or flat, build one on your own land, purchase an existing property, or take over an existing home loan from another bank.

Assam Cabinet has raised the loan ceiling from ₹15 lakh to ₹30 lakh for new applicants who plan to buy or build a house or flat within Assam. Employees who already got this benefit earlier continue with their old terms. Rest of the scheme conditions remain the same.

What Has Changed in 2026

Main change is the doubling of the loan limit from ₹15 lakh to ₹30 lakh. Second, the interest subvention rate is now 1% (earlier 3.5%), but the effective rate for the borrower stays at 5% for women and 5.05% for men because SBI's base home loan rate has come down over the years. Third, the scheme has been extended till 31 July 2026, so employees can apply within this window. Assam also runs a sister vehicle loan scheme with similar subvention, see the Apun Bahan Scheme for details.

Apun Ghar Home Loan Benefits

State provides 1% interest subvention on your SBI home loan up to ₹30 lakh, which brings your effective rate to 5% for women and 5.05% for men. Subsidy is credited straight to your salary account, and your EMIs are auto-recovered from the same account. No processing fee is charged by SBI on loans given under this scheme.

Pensionable employees can stretch repayment till the age of 70, so EMIs stay heavier during service years and become easier after retirement. For non-pensionable employees, the repayment can go up to the age of 60.

You do not need to mortgage the property for loans up to ₹10 lakh. SBI runs a dedicated cell for Apun Ghar cases to speed up documentation and loan disbursal. Your new house or flat also gets covered by insurance against fire, riots, earthquakes, lightning and floods.

Who Can Apply

You should be a permanent employee of the Assam state government with at least 5 years of remaining service. Minimum age at the time of application is 21 years. For pensionable service, maximum age can go up to 70; for non-pensionable roles, the cap is 60.

If your salary account is not with SBI, you have to submit a No Dues Certificate from your current bank. Where both husband and wife (or close relatives) are Assam state government employees, they can apply jointly for a bigger loan amount, but the subsidy cap still applies to the combined loan.

Benefit is available only once in your career. If you have already got this benefit earlier, you cannot apply again. Also, buying ancestral land from close relatives like parents or siblings is not covered under this scheme.
