SBI PMAY Home Loan 2026 apply online at homeloans.sbi.bank.in/products/view/pmay: State Bank of India is accepting home loan applications under Pradhan Mantri Awas Yojana Urban 2.0 (PMAY-U 2.0) for EWS, LIG and MIG families who do not own a pucca house anywhere in the country. Ministry of Housing and Urban Affairs (MoHUA) launched PMAY-U 2.0 on 1 September 2024, and SBI is one of the three Central Nodal Agencies, along with National Housing Bank and HUDCO, chosen to pass on the interest subsidy to eligible borrowers.
Eligible families can get an interest subsidy of up to ₹1.80 lakh on their home loan under the Interest Subsidy Scheme (ISS) part of PMAY-U 2.0. The old Credit Linked Subsidy Scheme (CLSS), which this article covered earlier, closed for EWS and LIG applicants on 31 March 2022 and for MIG applicants on 31 March 2021. It has been replaced by PMAY-U 2.0, and applications for the older CLSS component are no longer accepted.
SBI PMAY-U 2.0 Home Loan Online Application Process
Application for the interest subsidy has two parts now. First, eligible families register their demand on the official PMAY-U 2.0 portal. Then the loan itself gets processed through a lending bank such as SBI. Here is how to go about it.
STEP 1 – Visit the official PMAY-U 2.0 portal at pmaymis.gov.in and click on “Apply for PMAY-U 2.0” on the homepage. This takes applicants to the eligibility check page.
STEP 2 – Enter Aadhaar number, mobile number and basic household income details to check eligibility under EWS, LIG or MIG category. Once eligibility is confirmed, fill in the demand survey form with personal, income and property details.
STEP 3 – After registering the demand on the portal, applicants can approach SBI directly, either at homeloans.sbi.bank.in/products/view/pmay or at the nearest SBI branch, to apply for the home loan component. Select “Pradhan Mantri Awas Yojana – Urban 2.0 (PMAY-U 2.0)” from the list of home loan products.
STEP 4 – Fill the loan application form with details of the property to be purchased or constructed, income proof, and bank statements. Applicants who already hold an SBI account can link their existing relationship for faster processing.
STEP 5 – Submit required documents listed later in this article. SBI checks eligibility, sanctions the loan and disburses it as per the regular home loan process.
STEP 6 – Once the loan account is active and more than half the principal is outstanding, the interest subsidy gets credited directly to the loan account through Direct Benefit Transfer, in five yearly instalments of about ₹36,000 each.

Eligibility for PMAY-U 2.0 Interest Subsidy
PMAY-U 2.0 covers a wider income band than the earlier CLSS scheme, but a few basic conditions still apply to every applicant.
- Applicant must be a resident Indian, and the family should not own a pucca house anywhere in the country.
- A woman member must be the sole or co-owner of the property being purchased or constructed.
- Gross annual household income should be up to ₹9 lakh, which covers EWS (up to ₹3 lakh), LIG (₹3 to ₹6 lakh) and MIG (₹6 to ₹9 lakh) categories.
- Carpet area of the house should not be more than 120 square metres.
- Beneficiary should not have received a house under any central, state or local government housing scheme in the last 20 years.
Subsidy Amount and Loan Terms
Interest subsidy under PMAY-U 2.0 works out to 4 percent on the first ₹8 lakh of the loan amount, for a tenure of up to 12 years. This brings down the effective interest cost on the initial portion of the loan.

Documents Required for SBI PMAY Home Loan
Keep these documents ready before starting the SBI home loan application, since the bank checks both loan eligibility and PMAY-U 2.0 subsidy eligibility together.
- Identity and address proof such as Aadhaar card, PAN card, passport or voter ID.
- Income proof, including salary slips and Form 16 for salaried applicants, or income tax returns and balance sheets for self-employed applicants.
- Property papers such as the sale deed, agreement to sell, approved building plan and occupancy certificate.
- Last six months’ bank account statements for all accounts held by the applicant.
- Passport size photographs and a duly filled loan application form.
