Telangana govt. has started Dharani Portal Registration 2024 / Login process at dharani.telangana.gov.in. Dharani is the Integrated Land Records Management System for agriculture land of farmers. At Dharani Portal, farmers can perform slot booking / rescheduling, make additional payments for slots already booked, make registration of sale / gift, mortgage, lease of agricultural lands, fillup application of GPA, DAGPA, apply for mutation, succession, partition, NALA (with / without passbook). In this portal, we will tell you about the various services offered by the state government at the Dharani Portal and how to apply online by filling application form for such services.
Telangana Dharani Portal Registration 2024 / Login
Here we are mentioning the various services offered at Telangana Dharani Portal and apply online process for such services. To make application for any type of services at Telangana Dharani Portal, you can follow the procedure below:-
STEP 1: Firstly visit the official Telangana Dharani Portal at dharani.telangana.gov.in
STEP 2: At the homepage, click at the “Agriculture” tab or directly click dharani.telangana.gov.in/agricultureHomepage
STEP 3: Upon reaching this page, you can click at “Service Name (as mentioned in the list below)” to open service apply page where you can click at the “Click Here to Continue” tab. Then the new page will appear as shown below:-
STEP 4: Here applicants can enter Mobile No. and Password and click at the “Get OTP” button to apply for service.
STEP 5: Moreover, new users can click at “New User Please Sign Up Here” link to open the Telangana Dharani Portal Registration Form as shown below:-
STEP 6: Here applicants can enter the name, mobile number and click at “Validate & Register” button to complete Telangana Dharani Portal Registration process.

(TM1) Slot Booking for Citizens
To make application for booking a slot for any type of Transaction in Dharani. For this purpose, you can click at “(TM1) Slot Booking for Citizens” to open Booking a Slot page where you can click at the “Click Here to Continue” tab and follow the process mentioned above.
(TM1A) Additional Payments for Slots Already Booked
Government has revised market values and stamp duty / fee from 22 July 2021. Citizens who have booked slots from 22 July 2021 have to pay the differential amount before coming for registration. All registrations pending as on 20 July have to pay the revised charges before proceeding for registration. For this purpose, you can click at “(TM1A) Additional Payments for Slots Already Booked” to open Additional Payment on account of Market Value revision page where you can click at the “Click Here to Continue” tab and follow the process mentioned above.
(TM2) Registration of (Sale & Gift) of Lands
This service is for Application for registration of sale / gift of agricultural land. Details required are as follows:-
- Property Details: PPB No, Survey No, Transacted Extent available, Consideration value, Boundary details, GPA details (if applicable).
- Seller / Donor details (in case of individual): Name, Father name, Age, Occupation, PAN / Form-60/61, Address, Family Member details.
- Buyer / Donee Details: Name, Father / Husband Name, PPB No, Aadhar number, Gender, Age, Occupation, PAN Card / Form-60/61, Address, Family Member Details.
- Consenting Party Details (if applicable)
- Payment

(TM3) Apply for Mutation
This service is for application for mutation i.e where land is purchased through a registration document but ownership is not changed in Dharani. Details required are as follows:-
- Personal Details: Applicant, Father / Husband, Gender, Age, Occupation, Aadhar Number.
- Property Details: District, Mandal, Village, Khata No, Survey No, Extent Available, claimed.
- Registration: SRO Office, Document No, Year
- Seller Pattadar Passbook Number (optional)

Documents to be uploaded: Preregistration Documents, EC documents. (TM4) Application for Succession
This service is for application for succession of agriculture land. Details required are as follows:-
- Successor(s) Details: Applicant, Father / Husband, Gender, Age, Occupation, Aadhar number, Family member details
- Property Details: PPB No, District, Mandal, Village, Khata Number, Survey Number, Extent available, claimed.
- Payment
Documents to be uploaded: Death Certificate, Joint Agreement of Legal Heirs. For this purpose, you can click at “(TM4) Application for Succession” to open page for transfer of lands to the successors in case of death of pattadar, with or without passbook where you can click at the “Click Here to Continue” tab and follow the process mentioned above.
(TM5) Application for Partition
This service is for application for partition of agricultural land. Details required are as follows:-
- Pattadar Details: Applicant, Father / Husband, Gender, Age, Occupation, Aadhar No, Family Member Details.
- Successor Details: Applicant, Father / Husband, Gender, Age, Occupation, Aadhar No, Family Member Details.
- Property Details: PPB No, District, Mandal, Village, Khata No, Survey No, Extent available, claimed.

Mandatory Documents: Joint Agreement of the Pattadar and legal heirs. (TM6) Application for NALA
This service is for application for converting Agricultural land to NALA. Details required are as follows:-
- Personal Details: Applicant, Father / Husband, Gender, Age, Occupation, Aadhar Number.
- Property Details: PPB No, District, Mandal, Village, Khata No, Survey No, Extent available, claimed.
- Payment
- Declaration that land is eligible for NALA conversion.
For this purpose, you can click at “(TM6) Application for NALA” to open page for converting agricultural lands to non agriculture lands where you can click at the “Click Here to Continue” tab and follow the process mentioned above.
(TM7) Application for NALA without Passbook
This service is for application for Direct NALA without Passbook where land is already marked as NALA. Details required are as follows:-
- Personal Details: Applicant, Father / Husband, Gender, Age, Occupation, Aadhar Number.
- Property Details: District, Mandal, Village, Khata No, Survey No, Extent available, claimed.
- Declaration that land is not covered to NALA previously.
For this purpose, you can click at “(TM7) Application for NALA without Passbook” to open page for converting lands which are wrongly marked as NALA in Dharani to NALA by paying prescribed NALA charges where you can click at the “Click Here to Continue” tab and follow the process mentioned above.
(TM8) Registration of Mortgage
This service is for registration of mortgage of agricultural lands in favour of individuals or Institution. Details required are as follows:-
- Mortgagor Details: Applicant, Father / Husband, Gender, Age, Occupation, Aadhar No, Family Member Details.
- Mortgagee Details: Name, Father / Husband, Gender, Age, Occupation, Aadhar No, Family Member Details. In case of institution, CIN of institution / Firm / Society / Trust, PAN, GST No, Date of Incorporation, Address, details of authorised representative.
- Property Details: PPB No, District, Mandal, Village, Khata No, Survey No, Extent Available, claimed.

(TM9) Application for Lease
This service is for Registration of Lease of agricultural lands in favour of individuals or institution. Details required are as follows:-
- Lessor details: Name, Father / Husband, Gender, Age, Occupation, Aadhar no, Family Member details.
- Lessee details (incase of individual): Name, Father / Husband, Gender, Age, Occupation, Aadhar no, Family Member details. In case of institution, CIN of the institution / Firm / Society / Trust, PAN, GST No, Date of Incorporation, Address, Details of authorized representative.
- Property details: PPB No, District, Mandal, Village, Khata No, Survey No, Extent available, claimed.
- Lease details: Period of lease, advance type, advance amount, rent, year, month.

(TM10) Application for GPA / Executed GPA
This service is for application for making GPAs, DGPA, AGPA relating to agricultural lands executed before launch of Dharani portal as valid and operational in Dharani portal. Details Required are as follows:-
- Personal details: Applicant, Father/Husband, Gender, Age. Occupation, Aadhaar No.
- Property details: PPB No, District, Mandal, Village, Khata No, Survey No, Extent available, claimed.
- Registration: SRO office, Document No, Year
- Property Owner details: Applicant, Father/Husband, Gender, Age, Occupation, Aadhaar No.
- GPA Holder details: Name, Father/Husband name, Gender, Age, Aadhaar, Deed Type, Validity period.
- Property details: PPB No, District, Mandal, Village, Khata No, Survey No, Extent allowed for GPA, Validity period of GPA.
Document to be Uploaded is passbook. (TM11) Application for GPA
This service is for application for making GPA related to agricultural lands without registration. Details required are as follows:-
- Property Owner details: Applicant, Father/Husband, Gender, Age, Occupation, Aadhaar No.
- GPA Holder details: Name, Father/Husband name, Gender, Age, Aadhaar, Deed Type, Validity period.
- Property details: PPB No, District, Mandal, Village, Khata No, Survey No, Extent allowed for GPA. Validity period of GPA.
Documents to be Uploaded is Passbook. For this purpose, you can click at “(TM11) Application for GPA” to open page for application for creating GPA where you can click at the “Click Here to Continue” tab and follow the process mentioned above.
(TM12) Registration of GPA
This service is for application registration of GPA relating to agricultural lands. Details required are as follows:-
- Property Owner details: Applicant, Father/Husband, Gender, Age, Occupation, Aadhaar No.
- GPA Holder details: Name, Father/Husband name, Gender, Age, Aadhaar, Deed Type, Validity period.
- Property details: PPB No, District, Mandal, Village, Khata No, Survey No, Extent allowed for GPA, Validity period of GPA

(TM13) Registration of DAGPA
This service is for Registration of DAGPA to a Developer organization for the use of his/her land for the development. Details Required are as follows:-
- Property details: PPB No, District, Mandal, Village, Khata No, Survey No, Extent available, claimed.
- Land owner details: Name, Father/Husband, Gender, Age, Occupation, Aadhaar No, Family member details.
- Developer Details (in case of individual): Name, Father/Husband, Gender, Age, Occupation, Aadhaar No, Family member details. In case of Institution, CIN of the Institution/Firm/ Society/ Trust, PAN, GST No, Date of Incorporation, Address, details of authorized representative.

Details of Land like location of land, Name & Father Name of Owner, Survey number, extent of land, nature of land, type of land, transaction type, market value of land, eKYC status and PPB number (masked) are available at Dharani Portal.

STEP 3: Upon reaching this page, you can click at “Land Details Search” to open land details finding page where you can click at the “Click Here to Continue” tab. Then the new page will appear as shown below:-
STEP 4: Farmers can perform land details search using survey number / sub division number or pattadar passbook number. Using Survey / Sub Division number for land details finding, select district, mandal, village. Using Pattadar passbook number is also an easy way to search land details.
